Your rental property should be a second income, not a second job!
Full Management of Property - Rent collection, bookkeeping and maintenance coordination, vendor 1099's, tenant issues and compliance
- First month - 50% of one month's full gross rent for advertising, signage, screening, photo documentation, lease preparation and execution and move in
- Following months - 7.9% of the gross rent for 1-4 doors, 6.9% of the gross rent for 5-10 doors, 5.9% for 11 or more doors
- Repairs (if necessary) are billed at $55 per hour (2 hour minimum for most locations) and materials at cost.
Lease Up Only - advertising, signage, screening, photo documentation, lease preparation and execution and move in
- 6% of the gross yearly rent
Move In or Out Only - You've got the tenant you'd like, we will prepare and execute lease and perform move in or move out inspections and prepare security deposit accounting.
Eviction Only - We will serve the three day and attend lockout and court if necessary
- $995 to serve 3 day, file paperwork with court and attend lockout
- $400 to go to court if necessary (outside 30 mile radius higher)
- Locksmith fees not included (usually about $200 per home/condo/office)
